    Sign your lease and move in

    Lease signing is digital. Once it's signed and the deposit is paid, you get keys and the door code. Move in on your start date.

By submitting, you agree that the information provided is true and complete to the best of your knowledge. You authorize the landlord to verify the information, including direct contact with your employer, current and previous landlords, and credit/criminal/eviction screening agencies.

Screening: if we move forward with your application, you’ll pay $35 directly to TransUnion for the SmartMove background and credit check. We’ll email instructions after our initial review.

Qualification standards: each adult occupant must submit a separate application; we limit occupancy to 2 per bedroom; gross monthly income must be at least 3× the monthly rent; you must have favorable credit history and good references from previous landlords.

Deposit: upon approval, the security deposit must be received within 24 hours or the unit may be offered to the next qualified applicant.

All properties are offered without regard to race, color, religion, national origin, sex, disability, or familial status.

Water and trash are included on every lease. Tenants pay their own electric (Liberty) and internet (Spectrum) directly — we have found this saves tenants money compared to bundling everything into rent.

Yes, on a case-by-case basis. There is a $400 non-refundable pet deposit per pet. Tell us about your pet on the application — type, count, breed, and weight — and we will follow up with any specifics.

Each unit comes with one reserved off-street parking spot. Additional vehicles can use street parking subject to local rules.

One month's rent, refundable at move-out subject to standard California security deposit law.

No. Long-term leases are for residential use only. Subletting and short-term rental are not permitted.

Yes. Once you submit an application, or if you have specific questions before applying, we will schedule a 15-minute walkthrough.

From application to move-in is typically under a week. We respond to applications within 48 hours and lease signing happens digitally once we have agreement on terms.
